Well, let me tell ya ’bout this place, 45 Ball Road, Warwick, NY. I ain’t no fancy real estate agent, but I know a thing or two about places, ya know? Seen a lot in my time, I have.

First off, folks keep sayin’ different things about this place. Some say it’s a house, a small one, mind you, maybe 682 or 720 square feet. Sounds kinda cramped to me, but what do I know? I raised seven kids in a place smaller than that, I reckon. They say it’s got three beds, sometimes they don’t say how many. Confusin’, ain’t it?
Then, there’s talk about it bein’ a business, somethin’ called “Mixed Use” or “Commercial.” One fella even said it’s listed for $3,950. That’s a lot of money, even for a fancy place in Warwick. Makes ya wonder what’s really goin’ on over there.
- Maybe it’s one of them places that’s both a house and a store? Like old Mrs. Henderson’s place down the road. She sold eggs and quilts right out of her front room, she did.
- Or maybe it’s just empty land, and folks are tryin’ to figure out what to do with it. That happens a lot ’round here. Land sits empty for years, then someone comes along and builds somethin’ big and noisy. Always happens when ya get used to the quiet.
The Orchard at 45 Ball Road
But here’s the thing that really caught my ear. They say it’s a “U pick” orchard. Now, that’s somethin’ I understand. Apples, pears, all that good stuff. And a “highly successful” one, at that! That means lots of folks comin’ ’round, pickin’ fruit, and havin’ a good time. That’s the kind of place I like.
They say it’s in an “easy access” location, which is good, ’cause some of them orchards are way out in the sticks, and my old bones ain’t up for climbin’ hills and walkin’ through muddy fields no more. And this place, they say it’s in a “perfect air drainage zone” to protect from frost. Smart folks, them orchard owners, know how to keep them apples safe from the cold.
Apples, Apples, and More Apples!
Now, I love apples. Always have. Apple pie, apple sauce, apple butter… you name it, I’ll eat it. And they say this orchard grows all kinds of ’em. Some are ready in early September, like them Macintosh and Honeycrisp ones, the ones the young’uns like. But the real good ones, they say, are ready in October, like Red Delicious, Cortland, Fuji, and Golden Delicious. Those are the kind you can bake with, the kind that make a pie taste like heaven.
And they sell ’em by the bushel too. A bushel, they say, is about 45 pounds of apples. That’s a lot of apples, even for me! Enough to make pies for the whole neighborhood, and still have some left over for snakin’ on.
So, What’s the Real Story?
So, you see, this 45 Ball Road, it’s a bit of a mystery. Is it a house? A business? An orchard? Maybe it’s all three! Whatever it is, it sounds like a busy place, a place where things are happenin’. And that’s good, right? Keeps a town alive, keeps things interestin’.
